The monumental two-city block-long project continued the revitalization trend along the City’s H-Street Corridor, located several blocks east of Union Station with primary site frontage bordering the newly installed Streetcar lines along H Street.  Comprising a total of 640,000 square feet at a construction cost of $116M, the project’s residential component includes 419 units on 7 residential levels, featuring first-class amenities including a rooftop pool, pool deck, multiple outdoor rooftop living lounge spaces with bars, grill stations, fire pits, outdoor TV/AV Systems, with catenary and other accent lighting, a rooftop dog park, vegetable garden area, and accessible perimeter roof walkways about the project’s roof level, features 360-degree views of the DC cityscape, US Capitol and other city monuments. The 10,000 sf lobby, leasing, and club room spaces feature resort caliber amenities, 2-story main lobby/leasing space with feature staircase, high-end interior finishes with custom millwork, paneling, stone bars, conference library space, and folding NANA exterior wall systems open, extending the club spaces to include adjacent courtyard outdoor living areas complete with pergolas and masonry/gas fireplace. The residential apartment tower is positioned atop a 2-story 54,000 sf retail level space designed to accommodate up to sixteen (16) retail/restaurant bays along, the H Street frontage, flanking the central residential main lobby cantilevered canopied entrance on 9th Street.

The project’s below-grade design incorporated a dedicated retail parking level with separate entrance ramps, and two additional below-grade levels of direct access parking for the apartment residents.  The back of house features six (6) total loading and retail trash docks and a mid-ground floor retail equipment mezzanine.  The project has 6 elevators; 9 stairwells; a 2-story parking level 30,000-gallon cistern (with a control system to supply water to the building cooling tower); two alley stormwater detention structures with a total capacity of 25,000 gallons; a Siemens automated base building mechanical control system; retail and residential security systems containing 126 access-controlled doors and 60 CCTV cameras.  The project achieved LEED Silver certification.
