Federal Gateway II at 250 M Street SE will form a corner post to a future Canal Park area between and behind the buildings. Federal Gateway II will have 235,000 SF of high end office space, including ground level retail space. The project will be eleven floors above ground and four floors of subsurface parking, for a total 300,000 SF developed building The building is planned to be a Class A LEED Silver office building. Part of the innovative design will include a “green roof" which entails installing soil and living plants on the roof to reduce water run off.
