The Tyson’s Reserve Project included the construction of eight connected, four story wood frame apartment buildings, containing 267 total units, all situated over a 2-story below grade, 180,000 SF cast-in-place concrete, 444 space, parking structure. The parking garage was capped with a 12” thick concrete podium slab which supports the wood frame residence buildings and three on structure courtyards.
The project unit mix included:
140 - 1 bedroom/1 bath units. (52.4%) ranging in size from 733 sf to 1,002 SF.
127 - 2 bedroom/2 bath units (47.6%) ranging in size from 1,025 to 1,356 SF.
The site development included new storm, sanitary, water, electrical power and communication utilities as part of the prime contract. Two tower cranes were utilized to construct the parking garage and wood frame structures.
Final hardscape included an extensive landscape package with irrigation, brick pavered side walks, terraced courtyards with stone pavered patio lounge areas surrounded by granite curbed planters and accented with water fountains.
Project amenities included an indoor sports court, fitness room, men’s and women’s locker rooms, with saunas and a 1,300 SF swimming pool. The main level common space included a 24hr concierge, a lobby/cyber café, a pub/billiards room, a media room, and leasing offices. The project included three elevators and two trash chutes.
